Stratford Lakes in Westminster

Stratford Lakes is a peaceful intimate family neighborhood that hugs the 600-acre Big Dry Creek Open Space in the corner of 112th Avenue and Federal Boulevard. There are few places that so beautifully blend comfortable suburban living with easy access to I-25 and miles of hiking through native grasses and cottonwoods, up hills and through valleys right in your backyard (sometimes literally).

In Straford Lakes, your views are more likely than not to be spectacular. There are some great mountain views from many of the homes. Even if you can’t see the mountains, you could face open space or be peering out your window at one of the neighborhood’s four namesake lakes. And you’re likely to be within walking distance of the 5-acre Stratford Lakes Park.

The Early Bird Restaurant is a newer locally owned breakfast hot spot filled with hometown charm. The owners source as much of their food as they can from local growers and prepare creative and traditional breakfast and brunch dishes that wow.

The Old Man is one of Colorado’s best BBQ joints dressed up as a dive bar. The atmosphere is a little rough around the edges, which gives it it’s own sort of charm, but the food is excellent.


Colorado has access to some of the finest schools and educators in the country. Adams 12 School District serves the Stratford Lakes Neighborhood. The neighborhood schools include Cotton Creek Elementary School, Westlake Middle School and Legacy High School.
